THE EDDLESTON APPROACH

Every good result begins with a thoughtful plan.

Clear evidence, careful preparation and a strategy responsive to the market.

PRICING WITH PURPOSE

The cost of starting too high.

An ambitious asking price can feel like room to negotiate. If it is beyond what comparable homes support, it can also stop buyers from booking a showing.

Buyers often search within a firm budget. A listing above their maximum may be excluded even when an offer within their range would be considered. Early attention matters, so we start with a supported price and review buyer response.

A buyer searching up to $600,000 may never see a listing at $619,000, even if the seller would accept $595,000. An illustrative search example, not a price recommendation.
UNDERSTANDING COMPARABLE SALES

Evidence behind your price.

A comparative market analysis estimates a supported price range using relevant sales. It is a reasoned comparison, not simply an average of nearby prices.

We begin with sold homes serving a similar buyer, then consider differences in condition, space, timing and current competition. Where evidence is limited, a reasonable range is more useful than false precision.

A useful pricing review answers which sales are most relevant, what differences matter and when the strategy should be reassessed.
VALUE VERSUS COMPETITION

Asking is different from selling.

An active listing shows a seller’s asking price. A completed sale shows an agreed transaction price. Each tells us something different.

We consider sold listings as evidence of agreement and active listings as the alternatives buyers can choose today. Listing history offers context, but no single signal tells the whole story.

Sold: what a transaction achieved. Active: what buyers can choose. These categories work together but carry different weight.
PRESENTATION THAT CONNECTS

Neutral colours. Lasting appeal.

Neutral colours and thoughtful staging help buyers understand the space and picture themselves living there. The focus is practical presentation, not a promised percentage increase in value.

Clear surfaces, a calm palette and an obvious purpose for each room help photographs communicate the home’s features. Showings should reflect the same inviting space buyers saw online.

From each doorway, ask: Is the room’s purpose obvious? Is the walking route clear? Is there enough light?
KNOW YOUR HOME BEFORE LAUNCH

Fewer inspection surprises.

A pre-listing inspection gives you time to understand condition, plan repairs and prepare for buyer questions before an offer arrives. Estimated inspection cost: $399–$699.

If a concern is identified, we can seek qualified advice and a written quote where appropriate. Buyers may still inspect or seek changes. The aim is better preparation, not a guarantee against renegotiation.

The final inspection scope, taxes and any additional services are confirmed before booking.
FROM PREPARATION TO AGREEMENT

Make the launch count.

Once the home is ready, we connect the pricing and presentation work to a clear launch plan, then use buyer response to guide the next steps.

Photography should accurately show the home at its best. When offers arrive, we review price alongside conditions, deposit, closing date and the practical risks that matter to your plans.

The best choice is the offer that works as a complete agreement, not simply the highest headline number.
