Should You Sell Your Sarnia Home This Winter? Myths vs. Reality
By Joe Eddleston, Broker, eXp Realty Brokerage
Many Sarnia homeowners assume they should wait until spring to list. Sometimes that's right. Often it isn't. Here's what I tell sellers as the snow starts to fly.
Myth 1: Nobody Buys in Winter
Reality: Fewer people shop in winter, but the ones who do are serious. Job transfers, plant hires, growing families and expiring leases don't wait for spring. Winter buyers are less likely to be casual browsers.
Myth 2: You'll Get a Lower Price
Reality: Local data shows prices tend to run a little higher from spring through summer and a little lower in winter. But you also face less competition. Sarnia-Lambton had 722 active listings at the end of September 2026. Many sellers pull their homes off the market in December, which means fewer listings for winter buyers to choose from.
Myth 3: Spring Is Always Better
Reality: In spring, a flood of new listings arrives at once. With inventory already high, listing in spring could mean competing with more homes like yours. If you need to buy your next home, selling in winter can also let you shop in spring with your sale already firm.
Tips for a Successful Winter Listing
- Clear the path. Keep the driveway, walkway and steps shovelled and salted for every showing.
- Warm it up. Set the thermostat comfortably before showings.
- Light it up. Days are short. Turn on every light and add exterior lighting.
- Show off the seasons. Include summer photos of the yard, patio or lake view in your listing.
- Have records ready. Buyers will ask about furnace age, heating costs and insulation.
- Price it right from day one. In a buyer-leaning market, accurate pricing matters more than timing.
When Waiting Makes Sense
If your home's biggest selling point is a garden, pool or lakeside yard, and you aren't in a hurry, spring may show it best. Let's look at your situation together.
