Moving to Sarnia from the GTA or London? Here's What Your Money Buys

By Joe Eddleston, Broker, eXp Realty Brokerage

Every month, I meet buyers from Toronto, Mississauga and London who've done the math and decided Sarnia makes sense. Remote and hybrid work, retirement, and family ties are bringing people west on Highway 402. Here's what to expect when you make the move.

Your Budget Goes Further Here

The average price of a home sold in Sarnia-Lambton in September 2026 was about $480,000, and the MLS® benchmark price for the area was about $489,000. In much of the GTA, that budget might buy a condo apartment. In Sarnia, it can buy a detached home with a yard, a garage, and room to grow.

For many movers, selling in the GTA and buying here means a smaller mortgage, or no mortgage at all.

What You Gain

  • Space. Bigger lots, driveways, and backyards are standard.
  • Water. Lake Huron beaches and the St. Clair River are part of daily life.
  • Time. Shorter commutes and less traffic.
  • Community. A city of about 70,000 with a small-town feel.

What to Plan For

  • Commuting. London is roughly an hour away; Toronto is closer to three. Hybrid workers should map their office days before choosing a neighbourhood.
  • Older housing stock. Many Sarnia homes were built decades ago. Budget for a thorough inspection and possible updates to roofs, windows or electrical.
  • Different pace. Some services and amenities are fewer than in a big city, but most daily needs are close by.

How to Buy From Out of Town

  1. Get pre-approved before you visit.
  2. Book a full-day tour so you can see several neighbourhoods at once.
  3. Use virtual showings to narrow your list first.
  4. Ask about sale-conditional offers if you still need to sell in the city.

With more listings on the market than in any September in 15 years, out-of-town buyers have room to compare and negotiate.
