Home Upgrades That Pay Off When You Sell in Sarnia
By Joe Eddleston, Broker, eXp Realty Brokerage
I see homes from two angles. As a broker, I watch how buyers react at showings. As the owner of a landscaping and hardscaping company, I know what work actually costs and what lasts. That combination gives me a clear view of which upgrades pay off when you sell in Sarnia, and which ones don't.
Why It Matters Right Now
Sarnia-Lambton had 722 active listings at the end of September 2026, the most for that month in 15 years. When buyers have this much choice, the homes that look cared for get the showings and the offers. The rest sit.
1. Curb Appeal
Buyers decide in the first few seconds. Simple fixes make a big difference:
- Fresh mulch, trimmed shrubs and a healthy lawn
- A clean, level walkway and front steps
- A painted front door and updated house numbers
- Outdoor lighting along the path and entry
2. Drainage and Grading
Wet basements scare buyers, and home inspectors look for water problems. Make sure the ground slopes away from your foundation, downspouts discharge well away from the house, and low spots are fixed. Water issues found during inspection can derail a deal or cost you at the negotiating table.
3. Patios and Outdoor Living
A well-built patio extends your living space, especially in a lakeside city like Sarnia. Interlock or natural stone on a proper base holds up to our freeze-thaw winters. A sinking or cracked patio does the opposite: it signals deferred maintenance.
4. Fencing
Families with kids and dogs want a fenced backyard. Repairing or replacing a leaning fence is often a quick win.
5. Inside: Paint, Lighting and Small Repairs
Neutral paint, brighter light fixtures, and fixing dripping taps or sticky doors cost little and photograph well.
What Usually Doesn't Pay Off
- High-end custom features that suit only your taste
- Major renovations started right before listing
- Pools, which some Sarnia buyers see as extra upkeep
